Teresa Santana serves as a Regional Manager with Hayes Gibson Property Services and has more than 30 years of experience in property management. Inspired by her mother, who was also a Property Manager, Teresa began her career in New York City as a file clerk and advanced into regional leadership. Along the way, she earned recognition for strong property performance, including maintaining 100% occupancy for four consecutive months and keeping the delinquency rate below 2% for two years without evictions. Her industry credentials include HCH-M, COS, and Section 241 certification.

Throughout her career, Teresa has managed a diverse range of assets, including conventional communities, HUD project-based housing, affordable tax credit communities, commercial properties, and senior living communities. Her experience spans property operations, compliance, financial management, resident engagement, and portfolio leadership.

Outside of work, she enjoys spending time with her five grandchildren and has a lifelong passion for dancing.
